1) REColorado MLS Listing (Maximum Exposure)

  • Professional rental listing input on REColorado MLS

  • Comp-based pricing guidance (rental comps in your area)

  • Optimize description, features, and search keywords tenants use

  • Upload photos and publish to major real estate search sites that syndicate MLS rentals (where applicable)

  • *Photos not provided-If you would like I can refer you to a real estate photographer to assist with this

2) Social Media Marketing

  • Custom social posts to promote your rental (Facebook + Instagram + TikToK + Other Platforms)

  • Optional: neighborhood/lifestyle highlights (parks, commute routes, schools, trails, etc.)

3) Inquiry Handling + Showing Coordination

  • Respond to inquiries and pre-screen for basic fit (move-in date, pets, occupancy needs, etc.)

  • Schedule and coordinate showings 

  • Host showings (as selected) and collect feedback

4) Application Flow Support (Landlord-Directed)

  • Provide a simple checklist to help you collect what you need (IDs, proof of income, etc.)

  • Keep applicant communications organized so you can make a confident decision

I do not provide lease negotiations, lease drafting, lease review, or legal advice.

All lease terms, approvals/denials, deposits, and the final lease agreement are handled solely by the landlord (and/or your attorney).

This service is marketing + listing + showing support only.

Simple Process

Step 1: Quick Call + Property Details

You share the property address, availability date, rent range, pet policy, and basic rental requirements.

Step 2: Agreement Paperwork + Rental Tour

We complete the service agreement paperwork and schedule a rental tour so I can walk the property, confirm features, and gather the information needed to market your rental accurately and effectively.

Step 3: Listing + Marketing Launch

I create your MLS rental listing, publish it, and launch social media marketing to drive qualified tenant inquiries.

Step 4: Showings + Updates

I coordinate and host showings (as selected), respond to inquiries, and provide you with feedback and interested tenant information.

Step 5: You Choose the Tenant + Handle the Lease

You approve the tenant, negotiate all lease terms, collect deposits, and execute the lease independently.
